Owner Benefit Package

Our 208.properties Owner Benefit Package is designed to provide protection, convenience and value to our owners.  We are continuing to add more services as we find value with more partners in the Treasure Valley.

We believe in investing in our systems anyway that we can. The Owner Benefit Package will be billed as a monthly charge and collected from rents due from residents.  

The Owner Benefits Package is only $45 per door /per month & includes the following features:

Owner Portal - You have 24/7 access to our Portal to submit maintenance, financial inquiries, approve work orders, etc. which allows direct communication with our team to coordinate owner requests and increases response time enabling faster turn around times.

Online Inspection Reports - All Incoming tenants complete an electronic inspection with our team member that catalogs the condition of the home at move in with picture documentation that helps protect your home. 208.properties completes a property standards conditional inspection which creates a base line/starting point for the Manager to provide continued maintenance and upkeep of property.

Tenancy Guarantee- Manager will guarantee that tenancy for 12 months (Military Clause Excluded). Should a tenant that Manager screened and placed under an executed lease agreement fail to complete an initial term for their lease agreement, NO releasing fee will be charged to replace that tenant. This excludes any lease shorter than 12-months.

Annual Tax preparation and Financials- This includes verifying address, EIN, owner information and submitting of the 1099 to IRS and Owners. This also includes a year-end financial cashflow, income and owner statements. Additional copies can be requested for $30 per copy.

Online Payments - You have 24/7 access to our online payment service that offers free ACH or e-check payment options. You can also set up auto-draft payments. Note- Convenience charges would apply if you choose to pay with credit or debit cards.

Rollover utility management- Manager will cover any time or coordination expense to place electrical, natural gas, and water utilities back into the managers or landlords name during a vacancy.

Safe Key Program- Rollover re-key services of home. (Covers the Re-key portion of any locks in the home)

Pest Control- High quality pest control through local affiliate providers providing services for Bed Bugs, Mites, Ticks, Fleas,Weevils, chiggers Cockroaches, Rat, mice, Ants, Spiders, Earwigs, and other like common insects. Plus, Box elders & Elm Seed bugs, bees and other like flying and singing insects.

Investor Pocket Listings- Added to our Investor Pocket Listing program at no additional charge.

Investor Education and Seminars- Free quarterly home evaluations upon request. No cost to attend the Realty Groups quarterly in person or zoom real estate workshops.

Safe Renter Program- Our screening process reduces this possibility, but evictions can happen. Should this occur from a renter that we screened, this plan covers the cost of evictions for nonpayment of rent not to include the Manager having to attend court which is covered in section 7(c).

Property Marketing- Personal property page for personal use and advertising with high resolution photos, 3D tours, mapping of Premises.

Quarterly Air Filter service- A new filter(s) is sent to the premises ever 3 months.

HVAC- Priority Service with guaranteed emergency appointments within a 24-hour period.

  • Annual service for the Furnace & Air Conditioner Maintenance.

  • 20% Savings on Indoor Air Quality Products through Manager preferred vendor.

Annual Inspection - At every lease renewal period the Manager will conduct an inspection and perform the following items as needed.

  • Inspect and test all smoke detectors and carbon monoxide defectors.

  • Remove shower heads and clean sediment to provide best water flow possible.

  • Inspect gutters for clogs, debris, poor drainage, and damages.

  • Flush water heater to remove sediment to improve the life of the item.

  • Inspect and preform necessary caulking in bathrooms, kitchen or other areas that are exposed to water to help prevent damages. Owner holds Manager harmless for and future damages resulting in failure of caulking as this is just a visual inspection and a preventative measure and is not a comprehensive inspection of the structural integrity of the product or to prevent resident potential destructive actions during the tenancy.

  • Check weather stripping on all doors and windows.

  • Check siding and roofing for visible signs of problems.

  • Test garage door opener, including auto-reverse function.

  • Check window screens and locks.

Communication Promise- We have a 24/7 email and phone line so that you can reach us at any time for repair requests, questions regarding rent, and more. Our goal is to respond to all inquiries we receive within 24 hours. We also have an emergency and after-hours hotline for all issues that demand immediate action, such as a serious water or gas leak. These calls are forwarded to one of our responsible and professional managers, available 24 hours a day.

Management Groups No Vendor Mark-Up- We don’t believe that every vendor or maintenance call should result in an extra expense. We have developed relationships with vendors who we pay timely and fairly, which often means discounts for us and for you.

In Development- Moen Smart Property System- Three Moen wireless water sensors installed at home to detect water leaks in high concentrated areas. All dashboard monitoring and cellular connectivity is included in this benefits package. Click here to read more.
