Our fee is simple: one flat 7% of gross receipts and gross expenses, for every property and every owner. It covers leasing, maintenance, landscaping, warranty and project coordination, with no tiers or add-ons to keep track of. We never mark up vendor invoices, and our Owner Benefits Program coordinates insurance claims, warranty claims and bigger projects at no extra fee.

When bringing on a new property, we first assess our owner's immediate and future goals for the property. We then evaluate the property, location, and targeted tenants.
After evaluating key data points—including but not limited to property goals, labor costs, material cost, rental trends, and other real estate investments a client may have—we provide a specific strategy to maximize the ROI.
Implementation
After our clients settle on a strategy for their property, we implement and manage the process. 208.properties oversees any adopted renovation ideas, rental changes, marketing strategies, and applicant selection.
208.properties works closely with locally trusted and licensed contractors to provide our clients with a quick turnaround. The moment the property is ready for occupancy, we execute on the management agreement.
Review
Our annual client review is essential in maximizing your investments. Annually we reevaluate the property strategy to ensure the property is still in line with our client’s immediate and future goals.
