The founders of 208.properties have the same appreciation and respect for home ownership and renting, even though they came from different backgrounds. Rollin and Kevin started their business partnership in 2016 with the creation of Hawk-Hansen Properties, which operates and manages all their real estate holdings to include 208.properties.  Since then they have expand their real estate services by adding 208.properties Construction Group, 208.properties Realty Group, J2H Capital, 208.media, H2 Financial, Agricrest Group, H2 Development Group, and Idaho Real Estate Fund.  The collaboration of the businesses allows them to provide a turnkey experience for their real estate investors and home owners.

Rollin hansen | RMP®

Rollin's journey in the world of real estate and finance is a testament to his diverse background and unwavering commitment to serving clients, as well as his profound impact on community well-being.

In his earlier years, Rollin honed his skills in the real estate arena alongside his mother, focusing on renovating and selling homes while navigating the Pacific Northwest. Following his high school graduation, Rollin embarked on an eight-year military career, marked by frequent relocations that required him to rent in different locations each year.

Upon transitioning out of the military, Rollin ventured into the realm of finance, embarking on a path that would take him across the United States. Throughout his travels, one common thread emerged property management companies were a ubiquitous presence, no matter where he went.

Rollin's financial career commenced as a Financial Advisor at Merrill Lynch, where he swiftly recognized the pivotal role real estate could play in his clients' retirement and estate planning strategies. He became adept at identifying promising opportunities in both commercial and residential real estate, helping his clients achieve increased cash flow, investment diversification, legacy gifting, and risk reduction.

In addition to his financial expertise, Rollin's impact on the community is equally noteworthy. He has designed hundreds of renovations and new construction projects that not only provided financial benefits to his clients but also significantly improved the well-being of the Treasure Valley community.

Subsequently, Rollin was recruited by Wells Fargo, where he continued to focus on wealth management, maintaining a steadfast commitment to client-centric practices. His roles spanned a wide spectrum, encompassing product development, program management, learning and development, and treasury management consulting. Throughout these diverse experiences, Rollin consistently prioritized the well-being of his clients.

During his tenure in the banking and investment industry, Rollin collaborated with property management firms, developers, construction companies, and property owners. It was during this period that he identified a glaring absence of genuine passion and a tendency to treat clients as mere transactions rather than forging fiduciary investment relationships.

Over time, Rollin encountered unfriendly companies and identified inefficiencies in the real estate investment process, fueling his desire to offer a service with an unwavering objective. Rollin firmly believes that the real estate investment industry, while rooted in similar models and resources, often falls short of its promise to be the best. He recognizes that the key to being a valuable partner for property owners lies in embracing a fiduciary role and treating each property as if it were owned by 208.properties. Our commitment is to prioritize our clients' interests, fostering a mutually beneficial relationship that sets us apart in the industry.

Kevin Hawk

Kevin was born and raised here in the Boise area with family ties that span many generations. As the President/Co-Founder of 208.properties, Kevin knew early on that he wanted to be a positive influence in the Boise community, as he's seen the Treasure Valley evolve into one of the best places to live.

Kevin is the youngest of six, which is why he has always been extra competitive and self-motivated. With all of Kevin's siblings active in sports, he developed a hungry appetite for perfection & hard work. His strong values and ethics come directly from his family upbringing. His parents believe personal success comes from work ethic, passion, dedication, and the mindset to never ever give up and always keep going. Coming from a strong family engraved the value of giving back and Kevin has been very active & involved with non-profit work in Idaho since his youth.

Kevin also applied the strong values in his younger years to obtain a baseball scholarship at one of the most dominating collegiate baseball programs in the country in Lewis-Clark State College. During Kevin's time there, he played in three NAIA World Series Tournaments and won the Golden Glove Award in 2014.  

After graduating college, Kevin transitioned his work ethic and drive from the baseball field into the business world. He realized early in his career there was an opportunity to provide transparency & better services in an industry that was very transactional. Kevin was asked to manage multiple family-owned properties throughout the Treasure Valley. Kevin's natural strength was in the field of doing market analysis, rental trends, and surveying properties to find ways to maximize cash flow on every door rented. He realized real estate is an essential piece to an investor's portfolio and not all property managers were consultative.    

After a few years of working with investment properties, Kevin found himself being invested in his customer's financial success. He wanted to increase his knowledge and ability to help clients in more ways than just their properties. That's when New York Life recruited him. Kevin quickly became a top producer with New York Life in the Idaho region. During his tenure, Kevin noticed a common theme, at each event he hosted or individual consultation he had with clients. While he guided his clients through their insurance and retirement needs, most of them had issues with rental properties. His clients loved the idea of owning investment properties but the day-to-day operations of running rental properties became too much work while those that used property managers at the time never spoke highly of their experiences.

Ultimately, Kevin's love and passion for real estate and property management were calling again.  Kevin appreciates the importance of having real estate as a part of retirement planning but understands most property managers & real estate agents are not invested in the client. He was instrumental in the start-up, operations & launching of 208.properties Realty Group which has become one of the fastest-growing brokerages in Idaho and continues to thrive in the residential and commercial space.

Kevin’s passion for the company continues to grow and expand. He heads our Development Group now which specializes in single & multi-family properties. With over 275 units in the pipeline & multiple projects throughout southern Idaho, H2 Development Group continues to secure land, design the appropriate assets, oversee & manage horizontal and vertical buildouts, and utilize our in-house property management with 208.properties for getting the assets leased & stabilized.

Kevin’s leadership is continuing to advance services for our firm and open new investment avenues for our clients with new construction products in one of the top-growing real estate markets in the country.

Miranda Garrett | VP | RMP®| CPM®

Miranda brings with her over 20 years of management experience and overseeing logistics in remote settings.  As a seasoned professional, she brings with her a passion for organization, excellent customer service, and a deep love for her Idaho community. Raised in Southeast Boise, Miranda understands and appreciates the beauty of the Treasure Valley.

With her expertise as the Director of Property Management, Miranda brings a wealth of knowledge to her role. She holds an RPM® certification from the National Association of Residential Property Managers (NARPM) and specializes in residential property management. She actively contributes to the development and growth of the industry as a board member of the Southwest Idaho NARPM chapter.

Miranda’s multi-tasking skills allow her to efficiently manage multiple properties and teams, ensuring the satisfaction of both property owners and tenants. She believes in enhancing the lives of the residents who live in the homes she manages.

Outside of work, Miranda enjoys spending time in the outdoors, whether it’s at her family cabin in Prairie, Idaho, or floating the Boise River with her family. Her connection to nature and her Idaho roots fuel her commitment to preserving the natural beauty of the state.

Hannah Bruno | VP | RMP®

Growing up in Idaho, Hannah has a deep appreciation for the Treasure Valley and the community of Boise. Hannah has spent the past several years studying in the field of Computer Science.

Her passion for efficiency is what sets Hannah apart. Through professional experience and continued education, Hannah’s goal at 208.properties is streamline the maintenance protocol.

Hannah has a strong background in the construction industry has been able to integrate her knowledge into her role as a Logistics and Maintenance Coordinator. Her previous role as a Department Manager was the pathway for her to take on this new role. Over the course of several years, Hannah worked closely with 208.properties and ultimately transitioned into a career. Her dedication and problem-solving abilities are what truly set Hannah apart.

After graduating from Skyview High School in Nampa, Idaho, Karissa knew she wanted to raise her family in the Treasure Valley. Karissa has an incredible ability to solve problems and process information quickly. She pursued a degree in nursing and quickly found it was not the career for her, so she found other ways to help people and give back to her community in the real estate industry.

Karissa provides fantastic customer service and deals with all situations with a smile. Karissa provided logistic services for a fortune 500 company and gained experienced in coordinating partners and contractors while managing multiple tasks to ensure timely delivery of equipment and materials to accomplish the job.

When Karissa is not at work, she enjoys adventuring with her boyfriend, 2 boys and their pup, Parker. They are on a mission to find the BEST park in the Treasure Valley and would love your suggestions if you know of a park they must try!

Marie is an independent young professional. She believes that her dedication and hard work will help her reach her goals. During her years in school, she joined different organizations that molded her to be what she is now. Marie is an individual who is hungry for growth and knowledge. 

She grew up in a cold weather city but her heart and mind are burning with her passion for a virtual assistant. She started her career as a purchasing assistant, went up to team leader, and chose to be a virtual assistant where she believes she will grow professionally while having time and freedom.

With her years of experience in the real estate and customer-centered industries, she learned to value all the people in the business world, owners, employees, vendors, & customers. She is a people person which made her stand out in her career. She values people and their time.

Marie is a mother of a beautiful 8-month-old girl and she loves her little puppy too. Motherhood and her career excite her the most that she wakes up every day with a positive outlook. Having a work-life balance and traveling with her family are one of her goals. Travel and Time Freedom are the goals in life!

Tom Kostelecky | Certified home inspector

Tom is a native to the Pacific Northwest having been born in Tacoma, Washington but he spent his childhood traveling the world, spending 13 years in Germany where his dad was stationed while serving in the military. As an adult, Tom moved around before moving to the Treasure Valley. Tom fell in love with all Idaho had to offer, from outdoor activities (you can often find him on the golf course or fishing) to the wonderful community.

Prior to joining 208.properties Tom spent 17 years working as a Golf Teaching Professional and Golf Club Fitter around the country. You can still find him teaching now and then around the Treasure Valley. Tom holds his Inspection Certification Associates Certified Home Inspector license which is a valuable tool when Tom is inspecting our rental properties for preventative maintenance.

When Tom isn’t at work you can find him at home with his wonderful other half, Alisha, and their two dogs Ava and Turner. If you ask nicely he might even tell you about his Sports Cards Collection.

After getting her Communications Arts degree, she proceeded to work in the media production industry for 3 years. Looking for a bit more control over her time, Ann made a career switch, taking the role of a virtual assistant.

Her career journey took an exciting turn as she became the person behind our social media platforms. She is passionate about creating quality content that makes us stand out in the digital landscape.

Claire, a trailblazer from a small town with big dreams. At the young age of 18, she threw herself into the whirlwind of the professional world, armed with determination and a thirst for independence after she graduated as a senior, proving that ambition knows no boundaries. 

In the ever-changing symphony of life, Claire embraced the rhythm of work early on by taking on her first job as a customer service representative way back in 2021. Her career took a turn for the better when  she started taking the role of a virtual assistant. She went through becoming an appointment setter and after that, she has embraced property management with her previous experience and 208.properties. She harbors aspirations of achieving greater things in the future.

During her free time away from work, she enjoys traveling and spending time with friends, or simply opting to stay in, watch a movie, and rest. Her enthusiasm for singing shines through as she eagerly participates in gigs and engages in musical jam sessions. She also looks after her grandmother, who has been there for her since the very beginning.

After a fruitful tenure, she shifted her focus and expertise to property management and has recently joined our team as a Logistics Coordinator. Neal was born and raised in sunny southern California where he resided until 2005. It was around that time Neal visited Boise Idaho and fell in love. Moving his family here was a no brainer for him and his family to make so they jumped in a moving truck and came up to Idaho with big expectations.

Neal spends all his time with his beautiful wife Karissa, and their five awesome kids, Justine, Christian, Halie, Jaxson, and Gavin. Family time is what fuels Neal, as it continues to push him towards achieving his dreams and aspirations. Neal is extremely passionate about being involved in the community because it has allowed him to give back to those that need attention. Neal serves on several non-profits as a board member or volunteer.

Neal experiences and career path has provided him a unique insight on things that clients appreciate. He spent the first 24 years working in heavy equipment. Neal then decided to work for Caterpillar dealerships in various roles including leading high performing teams. Neal always had an entrepreneur bug inside of him and would try different business ventures to test his abilities.

In 2014 Neal decided to go get his Investments licenses where he found a new love in helping clients make plans for their financial future. It was shortly thereafter, that he made my full-time career change into the financial service industry. Neal was able to take his business management background and became very successful in a short amount of time with New York Life. After a few years Neal started his own financial practice called Next Generation Financial Group LLC. 

Neal and his wife have been acquiring properties since early 2010 which was the start of his real estate adventures. They were able to take that first investment and turn into many other properties along the way. You can say Neal has utilized property investmenting to help build his own personal financial future along with market investments. Neal genuinely loves working with people that he can help educate and move towards a goal. One of his favorite quotes is “People Don’t Care How Much You Know, Till They Know How Much You Care”.

Karissa was born and raised in the beautiful state of Washington and resided there until 2000.  She decided to go to college with her best friend in Boise Idaho and has remained ever since. She fell in love with the valley and the people and knew this was where she wanted to raise a family and make her forever home.

Karissa spends all her time with her husband Neal, their five awesome kids, Justine, Christian, Halie, Jaxson, and Gavin and 2 grandkids Calvin and Jude. Family time is what is most important to Karissa and she loves every moment of it. She is passionate about being a fantastic mom, wife, friend and helping others achieve their highest potential.

Born under the big skies of Montana and a proud alumna of the Art Institute of Portland, where she earned her B.S. in Apparel Design, Candace has always had an eye for detail and a passion for creating beautiful, functional spaces. Her journey back to the Treasure Valley in 2007, motivated by the desire to raise her children in this vibrant community, marked the beginning of her profound connection to the area she now serves.

As a mother to three boys and a daughter, and the proud owner of two Cane Corsos, Bane and Harley, Candace's life outside of real estate is rich with family activities. From homesteading in her large garden and tending to her chickens to enjoying Idaho’s beautiful lakes and camping spots, her lifestyle is a testament to her commitment to family, sustainability, and the great outdoors.

Professionally, Candace embarked on her real estate career in 2010, starting as a greeter and design studio assistant for a local builder. Her dedication and love for the industry quickly propelled her to obtain her Idaho real estate license, and she soon became a leading salesperson for the same builder. Seeking greater flexibility to spend time with her children, she transitioned to an independent agent in 2016, leading a team of realtors until 2023. Her expertise expanded further in 2020 when she became a Principal Broker in Oregon, solidifying her reputation as a dynamic force in the real estate market.
