We understand with seasonal climate changes certian types of maintenance is needed to protect your investment. 208.properties has created a semi-annually preventative approach to caring for your asset and keep it running like a well-oiled machine. Our goal is to spot problems before they become an expensive and troublesome issue for our owners.

Change furnace filters / Air filter

Vacuum dust from fridge coils

Replace smoke detector batteries

Inspect and test the carbon monoxide detectors

Ensure that lint from the dryer vent has a clear path to outside

Check expiration date on fire extinguishers

Remove shower heads and clean sediment

Inspect gutters for leaves or other junk inside (remove as needed)

Fall

Flush water heater

Install exterior faucet covers

Inspect the fireplace (vacuum)

Inspect the grout or caulk in bathrooms and kitchen (touch up small areas as needed)

Inspect gutters for leaves or other junk inside (remove as needed)

During the preventative maintenance, we evaluate the following items and provide recommendations to the homeowners.

Check weather stripping on all doors and windows

Check siding and roofing for visible signs of problems

Check sump pumps or vapor barrier and make sure it is still operational

Test garage door opener, including auto-reverse function

Check window screens and locks

Inspect caulking around exterior doors or windows

Look for peeling or damaged paint inside the unit and outside
